Facade Improvement Program

The City of Wood Dale updated its Façade Improvement Program policy in February 2016. This policy is designed to encourage improvements to commercial properties within the Town Center and along the City's main commercial corridors. Eligible projects can receive a reimbursement of up to 50% of the cost of improving an existing building, up to a maximum of $130,000.

Who Can Apply?

Eligible properties include those buildings that are at least 30 years old and are located:

  • Within the Town Center Business District; or
  • Along either Wood Dale Road or Irving Park Road AND have commercial zoning (C-1, C-2, or C-3).

Industrial properties are not eligible for this program. To verify the zoning designation of a property, please consult the City’s zoning map.

Applications

Applications shall be submitted on a form provided by the Community Development Department.  For more information, consult the official Policy or contact the Community Development Department at 630-766-5133.

Approval Process

Applications are first reviewed by staff prior to being considered by the Streetscape Committee. The Streetscape Committee reviews all applications and makes a recommendation for approval or denial to the Planning, Zoning, and Building Committee (PZB). The PZB will approve or deny all applications. If an application is approved, the applicant will need to then enter into a formal agreement that will be approved by the City Council.

If the applicant begins the process with building plans already prepared and submits them as part of the application, approval can take place in as little as six to eight weeks. However, if building plans have not already been prepared, the approval process will be lengthened accordingly.
